Stopping a Penthouse Cold & Moisture Path in One Day

Penthouse cold and moisture path stopped: slab-to-wall joint sealed, then spray foam and reflective insulation installed in a single day.
Stopping a Penthouse Cold & Moisture Path in One Day

THE CHALLENGE

A penthouse unit had a recurring cold and moisture path at the slab-to-wall junction along its exterior wall, requiring a full insulation retrofit behind the existing drywall and flooring.

OUR APPROACH

Verified maintenance's prep work before starting (drywall pulled back, substrate exposed and dried) rather than assuming the area was ready.

Sealed the full slab-to-wall joint continuously with a urethane sealant, the step most likely to be shortcut but critical to stopping the moisture path for good.

Applied closed-cell spray foam in a continuous bead along the slab edge and up the wall, then layered reflective insulation over both surfaces for a complete thermal break.

Left clearance near the wall for a clean handoff, so maintenance could reinstall the carpet tack strip without rework.

THE RESULTS

The slab-to-wall junction was fully sealed and insulated with no gaps in the continuous joint, closing out the cold and moisture path at its source, delivered at zero change orders against the fixed-price scope.
