Multiple exterior handrail sets across the community had failed at their original brick-mounted anchor points, creating an ADA compliance gap and a fall-safety concern for residents. One entry step had also sunk and pulled away from its doorway, undermining both the step and the temporary railing anchored to it (unit 405).
The crew pulled final dimensions at each unit, then custom-fabricated every rail, including long sections, returns, spindles, and baseplates, to match each unit’s original dimensions and finish rather than forcing stock components to fit.
A rear vertical post was added at each rail to eliminate the brick-anchor method that caused the original failures.
At unit 405, the failed concrete step was demoed and re-poured before its new rail was mounted, sequenced so residents kept safe access throughout the repair.
Every rail was primed and finished with two coats of Sherwin-Williams Pro Industrial enamel, with a protective coating applied to the underside of each baseplate.
After mounting, the crew checked the tightness of every newly installed railing anchor before handing the work back.
All six handrail sets were fabricated, installed, and brought into ADA compliance on schedule, with the failed entry step fully reconstructed and re-anchored. Property management confirmed the finished work on a walk-through, and the job closed at zero change orders against the original fixed-price scope.
